The property on Carlton Gore Rd was vacated for the first time in 15 years, providing an opportunity to refurbish and upgrade the building. Through a mixture of innovation and additional green specifications, the build targeted a 5 Green Star Built rating and 4.5 Star NABERSNZ energy efficiency rating. 
 
Requirements and Solution

These green attributes attracted Kāinga Ora, one of New Zealand’s largest housing providers, to exit three different properties and amalgamate to the property, providing a new Auckland hub. As a home builder they also aim to create warm, dry and energy efficient homes so it made sense that their home displayed the same green qualities.

This six storey property offers four levels of office space with two basement levels. The building provides for 1,000m2 floor plates with a central core, creating excellent natural light and views over Newmarket.

Green Features

The modern office building was upgraded with multiple green features to enhance sustainability, reduce costs and deliver greater tenant comfort, including:

  • CO2 sensors to monitor air quality and adjust ventilation, ensuring a healthier workspace and reducing energy waste;
  • Two new air cooled chillers improve cooling efficiency, minimising energy consumption and greenhouse gas emissions;
  • A new Building Management System that provides optimisation control to maximise energy efficiency;
  • New LED lighting with daylight and occupancy control that not only consumes less electricity but also lasts longer, reducing maintenance costs;
  • New end of trip facilities that provide bike parks, showers, lockers and changing facilities;
    Highly efficient water fixtures and fittings, ready for rain water harvesting;
  • Metering of all electricity to enable NABERSNZ assessments;
  • Acoustic materials strategically placed to minimise noise pollution and create a more pleasant work environment; and
  • Power provisions for EV rapid chargers should the tenant require them.

Outcomes

The building features collectively reduced energy consumption, lower emissions, and improved overall sustainability, making this a highly-environmentally friendly space for the Kāinga Ora team to work in.
