In Early 2016 we partnered with one of our existing tenants, Mighty Ape, to build a new 10,500 square metre warehouse at the Highgate Business Park on Auckland's North Shore.

Mighty Ape was rapidly expanding and needed additional space to meet its future business growth and aspirations. They were previously located in South Auckland in a 5,000sqm Argosy facility.

In considering their requirement Mighty Ape knew that they wanted a more sustainable solution but were unsure what that entailed. After several months of working together to understand their current footprint and the opportunities to improve it, a sustainable 'green building' design was proposed.

Solution

We acquired 22,575m2 of land at the Highgate Business Park specifically for Mighty Ape, and developed a 9,000m2 warehouse with 1,500m2 office space over two levels, as well as 116 onsite carparks. Works were completed in December 2017.

Our experience in green buildings saw us integrate a number of energy savings systems to reduce the carbon footprint and impact on the environment:

Electricity and water metering system to record consumption;
Variable Refrigerant Flow (VRF) air conditioning cooling systems, utilising heat recovery with occupancy sensors;
LED lighting systems, utilising occupancy and daylight sensors;
All water fittings are low flow to reduce water usage; and
Rainwater harvesting, water from the roof is used for gardens and the toilets.

Outcomes

The development obtained an independent 5 Green Star industrial build rating, reflecting the high level of energy efficiency it delivers. The benefits to the tenant include energy and water savings and an enhanced working environment for staff.

The collaborative journey has strengthened our relationship with Mighty Ape while  reinforcing that green buildings are better for our business, our tenants’ businesses, and for the environment.
